Romeo Roma is the second project from The Romeo Collection, and one of the last designs by legendary architect Zaha Hadid. Located near Piazza del Popolo, this impressive hotel will showcase a beautiful mix of historical and contemporary design, featuring local Italian marble, sustainably sourced wood and restored furniture. With 74 spacious rooms, the hotel also has sweeping views of Rome’s rooftops, a restaurant by Alain Ducasse, a Neapolitan bistro, a huge courtyard with pools, a rooftop bar and a Sisley Paris wellness centre.

Raffles Jeddah
Saudi Arabia
Saudi Arabia’s luxury hotel scene is going from strength to strength, and the latest group set to open there is Raffles. The hotel will have 182 guestrooms and 120 residences, all with private terraces overlooking the Red Sea. Guests can sample three restaurants, all with inventive non-alcoholic drinks, as well as a spa with separate facilities for men and women, a fitness centre and numerous pools. The group will also open Raffles Sentosa Singapore next year, a 62-villa resort overlooking Tanjong Beach on the southern tip of Sentosa Island.

Waldorf Astoria New York
US
This historic NYC hotel closed its doors back in 2017 to undergo a huge renovation. There will be 375 rooms and suites (including some of Manhattan’s largest) as well as a further 375 private residences above the hotel. Everything, in fact, will be on a grand scale – including the spa, the ballroom and the destination restaurant, Lex Yard. The brand will also open new properties in Costa Rica and Osaka in 2025.

In Paris, between Place Vendôme and the Tuileries gardens, this luxury hotel is taking over what was once a private mansion. Spread across the seven-storey property, there will be ten rooms and 16 suites, each paying tribute to iconic French women like George Sand and Sarah Bernhardt. The bar-restaurant, Frida, will offer a South American-inspired menu and open out onto a secret garden. The mansion’s cellars will house a spa with treatment rooms, sauna and cold plunge pool.

Mandarin Oriental Downtown Dubai

Mandarin Oriental’s second Dubai hotel will sit within the 64-storey Wasl Tower. Across 20 floors, it will have 257 luxe guest rooms, suites and serviced apartments. The tower will also house a rooftop sky bar, poolside bar and a destination restaurant with city views. Guests will also have access to its two-storey spa, a fitness centre and an outdoor pool set around a garden terrace. The upper floors will feature the Residences at Mandarin Oriental, offering some of Dubai’s most exclusive homes. The group’s other 2025 openings include Sardinia, Vienna and Madrid.

Stockholm Stadshotell Relais & Châteaux

A landmark 1870s building in Stockholm’s Södermalm district is being turned into a Relais & Châteaux hotel. With 30-odd rooms and suites, the hotel will feature traditional Scandinavian design and interiors – think minimalist and chic. Guests will be able to relax in the courtyard, bistro and classic bar or unwind at the Swedish spa with its sauna, ice bath and sensory showers. It’s also in an excellent location, surrounded by boutiques, art galleries and some of the city’s best restaurants.

Orient Express La Minerva

Orient Express is preparing to open its first ever hotel in Rome. Housed in a historic building just steps from the Pantheon, the hotel will have 93 rooms and suites with stunning views of the city’s skyline. Guests will be able to enjoy Mediterranean cuisine at its rooftop restaurant, Voliera, relax at La Minerva Bar, and spend time in a Roman-inspired spa. Like the brand’s famous trains, the hotel will have a glamorous blend of art deco and contemporary features.

As well as the big hitters, there are some smaller new boutique hotels to know about in 2025. Son Molí is a rural retreat just 15 minutes from Palma in Mallorca. Set around a 19th century farmhouse, the hotel will retain plenty of original features, including a striking windmill that nods to the building’s agricultural past. There will be 22 rooms, beautiful, landscaped gardens and rustic interiors. Guests will be offered veggie-focused dining at Lassala, yoga in the orchards, forest picnics, cycling, tennis and mindfulness experiences at its spa – also home to an outdoor pool, sauna and cold plunge.

Since opening its first hotel in Dubai, wellness brand Siro has been busy building a new property in Montenegro, an emerging wellness hotspot thanks to its natural beauty and quiet shores. Featuring a state-of-the-art fitness centre, numerous wellness programmes and a recovery lab offering treatments like cryotherapy and sports massage, the hotel is being made for health-conscious guests. Expect there to be outdoor activities such as hiking and cycling around Boka Bay to take advantage of.

The Vineta Hotel
US
Oetker Collection, known for European icons like Hotel du Cap-Eden-Roc and Le Bristol Paris, is making its US debut with The Vineta Hotel in Palm Beach. In a landmark building, the hotel is being fully restored by Paris-based designer Tino Zervudachi. The Vineta will feature four dining and social spaces, including a transformed version of its former Leopard Lounge and a Mediterranean-inspired poolside restaurant. There will also be a lush courtyard for al fresco dining, plus the intimate American Bar with only a handful of seats.

The Lake Como Edition

On Como’s western shore overlooking the Bellagio mountains, The Edition will become the latest luxury hotel to overlook Italy's most famous lake. It will have 142 rooms, including two penthouse suites, alongside a lively lobby bar, floating pool and several restaurants with mountain views. Housed in a 19th-century building, there will be ultra-modern interiors, with a grand exterior covered in lush greenery to blend into the background. Other Edition hotels launching this year are in Saudi Arabia and China.

Oku Andalusia
Spain
Oku, a fun hotel brand with properties in Ibiza and Kos, will open an outpost in Andalusia on Spain’s southern coast. The family friendly resort will have 255 rooms, including a private four-bedroom villa. Set on Playa de La Alcaidesa, it will be home to lush gardens, multiple pools, a spa and four dining venues. The property will also introduce Oku’s first kids' club, blending family experiences with wellness and local culture. For adult-only holidays, Oku Bodrum is another newcomer. Set on Türkiye’s Bodrum peninsula, it will have just 58 rooms but numerous dining options.

Four Seasons Resort Mykonos

It’s a big year for Four Seasons, which is set to open ten new hotels by the end of 2025. In addition to properties in Colombia, Belize and Saudi Arabia, the group will open a design-led hotel on Greece’s most famous party island. The Mykonos outpost will have 94 rooms, villas and suites, all offering views of the Aegean Sea. Designed by renowned Greek architect Nicos Valsamakis, the property will include an infinity pool, spa and multiple dining options, from a poolside Italian restaurant to a modern take on a Mykonian kafeneio. Guests will also be offered water sports, boating and more.

Miiro
Vienna
New hospitality brand Miiro is expanding its European portfolio with two new properties in Vienna. Miiro Palai will be on the Ringstrasse, just steps from the city’s top sights and opera houses. The 64-room hotel will feature a restaurant with outdoor seating and a glamorous bar for champagne and night caps. Later in the year, Miiro Maria Theresia, a larger property with 132 rooms, will open its doors near the Museum Quarter. Both hotels will have contemporary interiors with plush furnishings.

Austria
Slow travel is set to be a key trend for 2025, and this timely opening will encourage guests to immerse themselves in nature and switch off. In the Austrian Tyrol, Eriro will be a nine-bedroom hotel only accessible by cable car (to reduce traffic pollution). The property will blend minimalist Alpine design with sustainable practices. Count on a Tyrolean-inspired menu using locally sourced ingredients, as well as wellness treatments rooted in local traditions. There will also be guided activities like barefoot hikes and wild swimming.

One&Only Moonlight Basin
US
This is the first One&Only resort in the US. In Big Sky, Montana, it’s a year-round retreat where guests can make the most of the beautiful and rugged surroundings. There are 73 guest rooms, plus 19 cabins and a few private homes. Summer activities on offer include hiking, horse riding, kayaking and relaxing at the private lakeside beach, while winter brings ski-in/ski-out access to 5,800 acres of pistes. There will also be a hidden whisky shack and numerous dining options.

Mexico
Between the mountains and sea on the East Cape of the Baja Peninsula, Amanvari will be Aman’s first property in Mexico. Set against the Sierra de la Laguna range and Sea of Cortés, the retreat will feature 20 bi-level pavilions with terraces, sundecks, and some with cantilevered pools. The main pavilion, and hub of the hotel, will have three restaurants, a library, and a 30m infinity pool with four hot tubs – Amangiri style.

Soho Farmhouse Ibiza is set to bring the brand's signature experience to the White Island. Details are under wraps for now, but we know the property will be housed in the former site of Cas Gasi and will have a focus on wellness. That said, its outdoor pool will no doubt be the spot for DJ sets and late-night parties. Expect luxe accommodation options, a gym, yoga deck and treatment rooms, as well as an organic kitchen garden restaurant and bar offering farm-to-table dining.

Ennismore is continuing its global expansion with Experimental Roma, set to open in the Italian capital’s upmarket Ludovisi district near Via Veneto. The 78-room hotel will transform an office building near Piazza di Spagna, with design by renowned architecture house Rodolphe Parente. The hotel will feature a restaurant beneath a glass roof, an Experimental Cocktail Club Roma bar, and a rooftop pool with panoramic views of the Colosseum.

Rosewood Amsterdam, the brand’s first property in the Netherlands, will open in the historic Palace of Justice, located along the Prinsengracht canal in the Amsterdam Canal District.
